Lasting Powers of Attorney

Lasting Powers of Attorney (Financial and Health & Welfare) for 1 person £499.00 plus VAT (20% - £99.80) - £598.80

ID check fee - £12.00 plus VAT (20% - £2.40) - £14.40

Office of Public Guardianship (OPG) Fee for each Power of Attorney (Financial and Health & Welfare) is £82.00 = £164.00

Total Price inclusive of OPG fees - £777.20

Time scales - from lodging the applications we would expect to have your Powers of Attorney returned to us within 8 to 12 weeks.

 

Grant of Probate

A2 Solicitors LLP Charge £599.00 plus VAT (20% - £119.80) - Totalling £718.80

Probate Registry Fee £273.00

Total Price £991.80

(Additional original copies of Grant of Probate £1.50p each)

Time scales / experience - the process of securing adequate information from you to lodging the application with the Probate Office should take no more than 4 weeks. The Probate Office will take between 8 and 12 weeks to process the application, though has been subject of delays in recent times. The firm has been dealing with Probate applications within our private client department since 2016. 

The above fees relate to low to moderate value Estates with a gross value of up to £500,000 and where the IHT205 form may be used.

For Estates exceeding £500,000 or where the IHT400 form is required we will be happy to quote on an individual basis.

The fees quoted relate to the obtaining of a Grant of Probate and not work done in administering an Estate. The services included are seeking initial instructions, considering the Will and Death Certificate, seeking instructions as to the Deceased's assets and valuation of the same, preparing and submitting the Probate Application and Inland Revenue forms and reporting back to the Executors with certified Grant of Probate.

The Administration of the Estate is a separate matter and fees will depend on the value and complexity of an Estate, which affect the amount of time required. For a low to modest value Estate (up to £250,000) the likely range for our costs of administration would be £1,500 to £3,000 plus VAT (at 20% £300 / £600) so £1,800 to £3,600 inclusive of VAT.

Arranging legal indemnity policy - £29 + VAT (20% - £5.80)

(Fee dependent on property value, location, title registered or unregistered, property bought under Help to Buy Scheme.)

Plus Land Registry Office Copies likely to be required -                    £6.00 - £18.00

Services included in the price - seeking initial instructions, verifying ID and undertaking AML enquiries, notifying any estate agents involved in the transaction and liaising with them as necessary, seeking any mortgage redemption figures, liaising with the lender as required, liaising with the other party's solicitor, issuing contract packs and dealing with enquiries, dealing with the transaction to exchange of contracts and completion and reporting and accounting at conclusion. 

Services NOT included in the price - rectification of title defects, resolution and removal of 2nd or additional charges/mortgages or restrictions. We will provide costs details for such aspects for agreement. 

Steps and Timescales - we aim to deal with the transaction as follows, though in many instances the times referred to may actually be less than stated.

Fees quoted are based on information provided and subject to property with one registered title. If the property is unregistered or you require us to carry out other work, we will provide you with costs for the same. Search Fees shown include VAT and may vary dependent on area. Land Registry Fees quoted assume the property is registered and not New Build. Land Registry Fees for unregistered property and new build are double the cost shown. Additional costs are associated with property bought under Help to Buy Schemes. Purchases of property which is not for your main home or where you or your partner have owned property previously anywhere in the world may be subject to higher Stamp Duty rates.

Services NOT included - Please see above possible additional supplemental fees and aspects which are not included in our base fees. We will provide details of costs for agreement to deal with such aspects. 

Steps and Timescales - we aim to deal with the transaction as follows. An average property transaction might take between 10 and 14 weeks, though there can be variance. Other factors can alter the time period including the length of any chain, issues with the title, other parties in the chain requirements and delays with searches (in particular local authority searches. This is not exhaustive and there can be different reasons a transaction or the steps mentioned may take longer than the average, so are a guide. In many instances the times referred to may actually be less than stated.

Change of Name Deed

Change of Name Deed £99.00 plus VAT (at 20% - £19.80) totalling £118.80. 

Timescales - we aim to be able to complete such a matter in 2 to 4 weeks. 

 

Identity and due diligence checks

Please note that we are required to do Anti-Money Laundering (AML) checks, checks on other lawyers and bank account checks. Our fees relating to such checks are: 

ID check - £10.00 per person plus VAT (at 20% - £2.00) totalling £12.00

Lawyer, fraud / account checks - £15.00 plus VAT (at 20% - £3.00) totalling £18.00

 

Charging rates

Where we do not act under a Fixed fee our fees are calculated by reference to an hourly charging rate. The rate for a Partner solicitor or qualified licenced conveyancer is £200 per hour plus VAT (at 20% - £40) totalling £240 per hour. For other staff the rate is £150 per hour plus VAT (at 20% - £30) totalling £180 per hour.
